Real Estate Investment Trusts (REITs) are one of the most reliable ways to invest as they generate steady and consistent tax-free cash flow. REITs also provides investors access to participate in a diverse range of real estate assets with low capital outlay.

WHAT YOU WILL LEARN
The course begins with the foundational understanding of real estate and the nature of real estate as an investment asset class.
Next, we introduce the concept of collective investment schemes followed by a a deep dive into understanding key MAS regulations surrounding REITs as defined in Section 286 of the Securities and Futures Act (Cap. 289). We will briefly touch on key differences between Singapore and other major REIT Asia Pacific markets.
In the next chapter, you will learn and understand the unique and distinctive characteristics of each and every real estate sector including Residential, Retail, Offices, Industrial, Hospitality, Healthcare and Specialty real estate. The advantages and disadvantages of each sector are compared and contrasted in detail.
No course on real estate is complete without covering the methods by which real estate investments are financed, namely, Equity Financing and Debt Financing. You will be exposed to the various equity- and debt-based instruments available in the market such as Private Placements, Rights Issue, Perpetual Securities, Scrip Dividends, Loans, Bonds, Convertibles and Medium-Term Notes.
One key highlight of this course is the teachings on how REITs are able to grow using a mixture of Organic and In-Organic growth strategies. This allows you as an investor to focus on the ability of REITs to grow and increase in value, thereby producing a return on investment for their shareholders. You will explore and discover the different organic and in-organic growth strategies and how these strategies can benefit the REIT as well as your investment returns.
Financial analysis is core to any investments and REITs are no different. You will learn the foundation of the 4 financial statements of REITs: Balance Sheet, Profit & Loss Statement, Cash Flow Statement and Distribution Statement. This section is the precursor to the next section where we discuss evaluation of REITs from a financial perspective.
With a foundational understanding of the financial statements, you will learn about the various financial matrices that can be used to evaluation REITs including Capitalisation Rates, Net Property Income, Distribution Per Unit, DPU Yield, Net Asset Value, Gearing Ratio and Interest Coverage Ratio.
Understanding these metrices, you will learn how to value a REIT using both Relative and Absolute valuations methods such as Price-to-Book Ratio, Yield Spreads and Dividend Discount Model. This section also includes many practical examples of real REIT case studies that will be used to calculate and compare the financial matrices.
There are a large number of risk that a REIT could be exposed especially so for REITs with its portfolio overseas. We raise the awareness of risk and help you appreciate the various types of risk associate with REITs. These include Interest Rate, Sentiment, Capital Management, Exchange Rate, Concentration and Occupancy Rate Risk.
We also briefly discuss Income Support Arrangements and Creative Structuring within REITs, how to spot and how to avoid falling into these traps. This section includes many case studies of different REITs and comparing their risk profile.
While you learn about evaluating REITs from various angles, one key angle that must not be missed is the REIT Manager. Here in this section, we discuss the different techniques of assessing the REIT manager such as looking at alignment of compensation, past track record, successfully executing yield accretive acquisitions and asset enhancements.
The Course concludes with a number of case studies which are frequently updated based on the latest REIT events which will be converted to a case study to help you. These case studies string together all the concepts learnt from the Course from structure to financial matrices, valuation, evaluating risk and assessing management.
